My mother's aunt left her all the property that she had when she passed 12yrs ago. My mother never put the deed into her name. How long does a will last and can someone take her property from her?

A will is "good" for four years. However, there are exceptions. Your mom should take the will to a lawyer's office and see what can be done. It's never a good idea to leave a property's title in limbo. There's no telling what can happen. There may be other ways to clear the title to the property, but that is very fact specific.
