The answer depends on a few things:
1. How did mother acquire title?
2. Was she married?
3. Was there a will?
4. Are there other children?
5. DId mother have any debts?
6. Did she own the house with anyone else?
If there's a will, then you'll likely need to probate it. If not, then you'll need to clear title using either an application to probate, heirship affidavit, or a small estate affidavit. The answer depends on the questions above.
