probate

my dad has died and left everything to me and my mom.

Now my mom has a boyfriend and lives with us. If i build on the property will he have any recourse to the land if my mom dies?

If he asserts that he has a common-law marriage, he may be able to obtain a life-estate to his homestead.

Was your father's estate probated? If it wasn't, it needs to be. Just leaving a Will bequeathing the property to you and your Mom isn't enough.
