Real estate question... I am joint heirs with other relatives that have inherited land that has a warranty deed, what are the benefits of a warranty deed. Also if you decide to sell the land what is the procedure to sell it with a warranty deed.

Was there a will?
What do you mean that the land "has a warranty deed"? Who is the grantor? Who is the grantee?
