Where Do I Start

My grandparents died and left me there home in VanZandt County.There is not a will,just a letter stating that the house is mine.It has a notary seal on it.The house needs home improvement. How do I get this house in my name.How do I get a home improvement loan. The house also sits on 5 acres of land.45 acres belongs to all the family members the 5 in on a seperate tax sheet.Where do I start?The house will fall in if I don't get some kind of loan.Is it possible for the house to be used as colladaral for the loan.

You can get an affidavit of heirship to go with a probate as muniment of title. You would be better of with an attorney on this problem.

You want to start off with a lawyer in Van Zandt County that's comfortable with both probate and real property law.

You may need to get all the heirs to agree that the letter gives the property to you, and have an affidavit of heirship filed.
