Legal Question in Wills and Trusts in Texas

I am currently staying in a house that was heired to me and my siblings. I was left as executor of our mother's estate, father is also deceased. I want to take out a loan on the house because it needs home improvements. Me and my spouse are the ones paying the taxes and my siblings have not contributed anything. I have tried to sell the house, but that didn't work. Which direction do you advise that I take?
