Texas ancillary administration
I am an attorney assisting in the probate of a will for a Virginia resident who died in Virginia. The decedent owned in his sole name four unimproved lots in Houston TX assessed at $800 each. Will Texas require an ancillary probate to be opened in Texas?

Probably not. Provide letters testamentary to the title company and they may or may not make additional requirements. Often an affidavit of heirship will suffice. Be sure and get a broker's price opinion, because properties are often undervalued on the tax rolls.
