How do I transfer the deed to my deceased mother�s house to me and my sons?
Which kind of deed do I need: a warranty deed, quitclaim deed or a deed without warranty? There are no liens against the property.
Her will states, �I give my residential homestead located at (address) to my son, (name), and my grandchildren, (names) as a Life Estate for and during their natural lifetimes��

If the will has been probated then it is up to the executor to deed the property from the estate to whoever the will says.
If the will has not been probated, then it needs to be ASAP
