will and property deed
if property is deeded in a will to two people and only one of the people has paid the taxes and done the renovations, how can they keep the other person off the property?

As long as they own half the property, they have as much right to be there as you do. You should start by talking with a good probate attorney since it sounds like the estate the property came from has never been formally probated.

By claiming adverse possession and meeting the statutory requirements.
