wills vs trusts

trying to understand what's better for us and fundamental differences - Will or Living Trust? We are a marrier couple with 2 kids together - 1 child from previous marriage. We own property and have other $$ (retirement, insurance, etc) and need to document guardianship.

Trust is cheaper in the long run. For $1500 you can have a living trust, will, health care power of attorney, durable power of attorney and other doucments and your assets will not be probated.

The standard rule in Las Vegas is an attorney fee of 5% of the gross value of the estate.
