My father passed in Jan. His will leaves his property to my sister and I equally. Can we sell the property without probating the will?

It may not be necessary to probate the will, but something will have to be done for you and your sister to sell it. Right now it's not your property. It's the property of the estate of your deceased father. See a lawyer on this or get the buyer to get a lawyer. The title company will not close on this property now.
