Legal Question in Real Estate Law in Trinidad and Tobago

i paid a landlord 2500.00 to occupy his premises to use as a mini mart. he took the money gave me a receipt then denied me access to the property. he now has another person operating a mini mart on the premises and refuses to give me back my money. what legal steps can i take?
