removing a name from the mortgage

hi there, i have recently split from my cohabiting partner and we had bought a house for 135000 poundstogether, i still live in the house and was wanting to know where i stand on removing his name from the mortgage? it is on a fixed rate set for 2 years so i cant afford to pull out of the mortgage early and dont want to sell up, he is also down as the main earner on the mortgage even though i have recently had a pay rise and have two lodgers who help pay for the mortgage along side my new partner so can easily afford the mortgage will they allow me to remove his name?would i need to input my new partner onto the mortgage to keep the house?, also there is a 12000 pound loan which is secured on the house how would this stand if he was removed from the mortgage as he pays it?although it is in both of our names would he still be liable to pay? will i have to buy him out?If so can i add this onto the mortgage as i dont have any extra money in the bank? dont think the house has increased in value as have only owned it for 9 months?hope you can help me with any options i may have, many thanks

If your former partner is to be removed from the mortgage you will first have to obtain the agreement of the mortgage lender. It is by no means certain in these circumstances that they will agree to release him.

Your first step must therefore be to discuss matters with them.
