Legal Question in Landlord & Tenant Law in United Kingdom

I use a letting agency fully managed for my property. Non smoking house, short term tenancy agreement. Tenants have left property, not paid last months rent. Smoking in every room. Fire damage in bathroom from cigarette in waste bin. cigatte burns in all carpets. House in a filthy state of repair. Sever Damage to house estimated to cost circa ?4 - 5k. As let unfurnished I have no contents insurance. Water damage to neighbours house being claimed on their insurance. I have a deposit of ?950 due from Agents. Do I have any recourse to sue Agents?

I have little doubt from what you say that a claim in negligence and breach of contract lies against your letting agent. This will be in damages for the foresseable loss you have suffered. If we can help you with the claim please let me know.
