Legal Question in Landlord & Tenant Law in United Kingdom

My parents bought a house for me to live in while i am at university, they own the house. while i am living in the house we are going to rent the other two rooms to some of my friends. What sort of contract do we need to use? a shorthold tenancy agreement or a lodging agreement?
