Paid a 'holding fee' for a rental on house

We paid a holding fee and rental agency fee to a rental agency in London for a house. We were arranging the contract through the rental agency and were to sign the contract the day before we moved in. The landlord rented the house to someone else a week after we paid the holding fee, before we came and signed a contract. Can we get back our holding fee? Is the landlord bound to rent the house to us because we paid the holding fee? Can we sue the landlord or rental agency for damages? Is the rental agency required to give their fees back to us because the house was never rented to us in the end? Please help us!

You might contact the British consulate in Los Angeles and/or seek a solicitor in Britain. Also, there's a school in Beverly Hills that teaches British law to lawyers. I'm not sure of its name. You might contact someone there, as well.
