Home deed vs. Home mortgage
Two years ago a friend of mine was going to lose her house, she asked me to help her out, so I brought her mortgage up to date (3 months worth), I also finished the remodeling of the house to make it livable...in return she signed the deed over to me in case she couldn't ever repay me, well, she hasn't paid the mortgage for the past 2 years and I have...last month she moved out, I am trying to refinance the loan into my name, but the title company won't sign off on a clean title unless this lady signs some paper work, but she won't, my question is...if I contacted the current mortgage company and let them know that she hasn't paid any payments and the deed is in my name, What would happen to my ability to keep the house and refinance it?

You will probably need to sue the lady to get the title in your name. Call for a free consultation.
