lien release
in November my bank restructured my loan. I was informed yesterday that they accidentally mailed me the title. I still need to go through my documents as I have no record of it, but today a man there emailed me a copy of the title showing that the lien had been signed for release and dated in November. I feel that because of this, I now have no legal obligation to pay back any balance. please advice.

You are kidding right? This was a clerical mistake by the bank. You know and the bank knows that there was no agreement to "give" you the home. Do the honorable thing and return the title to the bank (send by registered mail or personal delivery.) If you do not cooperate to return the title, the bank will sue you to get the title back, and the judge will order you to return the title or will otherwise restore the proper title relationship - and require you to pay the bank's attorneys' fees. You should be pleased that the bank was willing to restructure your loan, do not foolishly try to take advantage of a clerical error.
