Legal Question in Credit and Debt Law in Utah

Co-signer

My son is applying for a student loan via nelliemae. They require a co signer, as such will the lender base the ability to co sign on my credit rating solely or properties I own. If there is a default on the loan and I become responsible for it and for some reason cannot repay can they place a lien on the property which I am half owner in?
