Legal Question in Credit and Debt Law in Utah

Foreclosure Difficiency Judgement

I built a home and was not able to sell my other house, so it's now a rental losing more than I can afford. I am trying to negotiate a loan modification, but bank is threatening to foreclose and lien my other properties.

My husband and I own 2 properties w/ good equity in an LLC. Can they lien those properties?

Also, my home that I just built is worth about $200K less than I now owe, thanks to this housing problem. Is this home exempt from a judgement because there is no equity?

We also have a couple properties in both my husband and my name out of state, that we've never been able to sell and have no equity. Can the creditor lien them if there's no equity? Is there a way to protect these properties from getting liened?
