Legal Question in Family Law in Utah

I am in the processing of getting a divorce after 18 years of marriage. My husband moved out of the house over a month ago but me and my 16 year old son still reside here. I want to live at the home until our son turns 18 then I will have the option to sell the home to my husband or sale the home and divide the equity.

My question is since I am residing in the home for the next two years and will be paying the mortgage and over $500 of the mortgage payment will go the the principal of the home, am I able to receive any compensation on the equity since I will be paying down the balance of the mortgage?

The equity that is divided is the amount of equity at the time of the divorce. Any increase in equity from the date of the divorce to the time the home is sold will be yours.
