I have been married for two years, sold the condo I owned for 6 years and bought a house making a down payment with profit from condo which was 120K and got a loan for 175K. I am the only name on title and loan. If I die or if we divorce what are the laws in Utah? Would my husband automatically get the house if I die or would it go to probate? Should I put his name on the title, would it be difficult for him to get on title incase something happens to me? Thanks

The most ideal solution is for you to create a trust and place the title to the condo in the trust. In the trust instructions you can grant whatever interest you wish to your husband. If you divorce you change the trust terms; if you die he gets whatever interest you grant him; if he dies first, you retain the condo and on your death it goes to your heirs.
