Land Ownership

We own some land that someone offered to buy from us at what our cost for the land was plus any expenses and in return they would pay for a well on another piece of land we own. This person did put a well on our other peice of land then put a well on the piece we were going to sell to them without our permission then backed out of the deal. We feel we owe for the first well but not the second since we did not authorize this and have been forced to sell this land below market value and barely breaking even. What are our rights?
