Legal Question in Civil Litigation in Utah

Tenant damaged neighbors property

Our tenant broke the toilet (a vase fell from a shelf she installed above the tank). The water seeped into the neighbors condo. Are we (the landlord) or the tenant responsible to repair the neighbors property? Everything I've read says the tenant is responsible for damage to our property, but I can't find anything about who is responsible for damage to a 3rd party's property.
