Legal Question in Landlord & Tenant Law in Utah
Can I cancel a newly signed rental agreement?
My spouse and I recently signed a 6 month apartment rental agreement less than 30 days ago. Due to a family situation, my spouse is relocating and I will have to stay here and I cannot afford the rent on one income. Is there a right of recision that I can exercise or am I stuck? I would be willing to rent a less expensive apartment in the same complex, but I know the complex's contract says they can still hold me liable for the rent for the remainder of the rental period. They will allow me to move to another apartment, but also say they will still make me pay the rent in the current one. Do I have any options at all?

Re: Can I cancel a newly signed rental agreement?
Go to the landlord ASAP with your situation and offer to cover all expenses of finding a new tenant for your unit (ads, credit checks etc.)
Maybe they will go for it. Otherwise, BKY or death are the only bases for involuntary cancelling the lease.
You should have an attorney thoroughly review the lease and UT law on lease cancellation.
