Legal Question in Landlord & Tenant Law in Utah

I'm a landlord with a single family house on a nice size lot. I recently notice a trampoline was set up in the yard and was worried about my liability. I contacted my insurance carrier and they stated that my property my not be insurable due to the trampoline. I ask the tenant to remove the trampoline for fear of cancellation of my insurance, but they refuse to remove it. What are my option to force the tenant to remove the trampoline? My one year lease does not mentions any restriction for a trampoline.

Get the tenant to sign a waiver which releases you from liability and requires the tenant to accept liability, including providing liability insurance for the trampoline.
