Legal Question in Landlord & Tenant Law in Utah

What are my options?
I have a lease agreement with my landlord, I got served with a 3 day notice. He is the one that came to me and begged me to take the house, so I did. In our lease agreement it states that I could do what ever I want to the property to make it more livable. He is know suing me for the up grades that I have made saying the house isn't in the same condition. I have put in more than 1000 man hours building stairs, re wiring the whole house, building bath rooms, and taking down walls and putting them back up. Can he sue me for this? It states in our agreement that if he breaks the lease he gets the house as is with all the up grades, and he would have to pay me back for all the man hours I out in to this house. I am so sick of this that I am willing to walk away from it and call it even. What are my options? I did fall behind in payments, but have been paying every week to get caught up (lost job).
