Legal Question in Landlord & Tenant Law in Utah
Roommate moved out a year ago, shortly after the lease was signed. He left his TV. He hasn't paid rent or utilities since he left. He wants it back, but hasn't he forfeited ownersihp rights since it's been so long, and he hasn't made any attempts to get it back?

You may hold the TV as an offset for unpaid rent. If he sues to get it back, countersue for unpaid rent.
