Legal Question in Real Estate Law in Utah

I have been advised I can file a notice of interest with Salt Lake County on a property where the sellers backed out of the sale. This was after I had paid for an appraisal and inspection. They verbally agreed to sell their home for the appraisal value but never signed the official document in the REPC. The home is now listed for the appraisal value. What information do I need to file this?

Unless you have a signed document from the sellers you do not have a legal interest in their property. If you file a notice of interest without written proof, the sellers could justifiably sue you and you would have no defense.
