Can my Aunt that is living with my Grandfather keep his house when he dies, even if his will says otherwise?

No. At your grandfather's death his will should to to probate, and the directions in the will should be followed. It would be wise for your grandfather to create a trust if he wants to care for his daughter. He might want to consider allowing her to remain in the home for a period if time, maybe even for the remainder of his life, and then have the house sold and the proceeds distributed to the heirs - or some other option, There are many.
