Legal Question in Real Estate Law in Utah

A close relative who is 86 years old owns a house in Utah but she is planning on walking away from her property for her house has become a burden. Mi question is: Can the Mortgage Company/Bank take her pension checks she receives monthly?

If she walks from the house, they can foreclose and may get a default judgment against her. However, most mortgage companies are not pursuing default judgments. (Most not all.) If they get a judgment against her they can take her assets, but not per pension or SS.
