What deposits can a landlord require?

In other states there are laws that prohibit a landlord from requiring more than a security deposit and the first month's rent. Can a landlord in Utah require a security deposit and the first and last month's rent in advance?

Yes, in Utah there are not many laws regulating landlord, while in California, Texas, Illinois and other states have more stringent laws.
