Legal Question in Real Estate Law in Utah

Eviction Procedings What is the time limit

We recieved a notice to Pay or Vacate for October's Rent. We have never been late or have not paid on time. I understand that the Landlord can Evict us for this. My questions is what is the procedure and how long do we have in the event an Eviction is granted. We have been told 15 days 30 days I would like to know how long we have before we actually are evicted we have a new place to move to but the unit is not available until October 18th. Wgat are our leagal rights regarding this matter.

Re: Eviction Procedings What is the time limit

The time you have depends on the language of the notice. Some notices are 3 day, others for longer periods. Before you can actually be evicted the landlord will have to get a court order, which takes a little time. Note you can be evicted for other reasons other than nonpayment - such as for committing waste on the premises (damage), illegal activities, etc.

Since you have a new place, the easiest thing to do is to talk to the landlord so he/she knows what is going on.
