In the eviction packet from Utah. If you are evicting someone from a lease/purchase home foor non-payment do you use the ''Pay or Quit'' or the ''Defaulted Lease'' eviction notice?

The notice you use depends on whether the purchase option has been exercised. If the purchase option was excercised and the tenant it buyng the home, you will need to foreclose. If the option has not been excercised then it is a breach of the rental portion. Send both notice of the default under the lease and the pay/quit notice.
