Legal Question in Real Estate Law in Utah

My father passed away in 1998 and left in his will surviership to our step-mother, however he signed a quick claim deed to her and she put the property in her name. She is going to pass away now and what are the chances of getting the property with house back?

It depends on the terms of her will. If she does not have a will there may be time for her to create the will. If all of your father's property is now in the step mother's name, and if she passes without a will or trust, the property will go to her descendants.
