My fatherinlaw has just passed leaving the paid in full home to an ailing mother. Is it better to be on the deed with her or as a beneficiary in order to sell the home and distribute the sale between the relatives

The best is to create a trust which holds title to the home, with instructions that the trust pay the expenses of the mother until her death, and the remainder divided among the heirs. You may call for a free consultation.
