Legal Question in Real Estate Law in Utah

Landlord collecting on damages by previous tenants

My tenants moved out and destroyed our 5 year old property. The security deposit was not enough to cover the damages estimated to almost $5000. I have sent via certified mail the notice to withold their deposit and collection for the remaining $3800. The receipt came back undeliverable and I am planning to take them to small claims. Do I have legal rights to run a credit report on them to find their new address? Is it necessary for me to have a lawyer represent me in small claims court?

Re: Landlord collecting on damages by previous tenants

You are not required to have the services of a lawyer in small claims court. You can run a credit check to locate the tenant to find their address. You can also obtain from the post office any forwarding address they may have left.
