What are my rights as a landlord to evict a tenant? How much notice do I have to give?

The terms of your lease agreement provide your rights to evict. In addition you can evict for any act on the part of the tenant which is destructive, wasteful, or constitutes a risk of harm to the property or others. You generally need to provide three days written notice for the tenant to cure the problem, including paying delinquent rent, or vacate the premises. If the tenant does not vacate, then you will have to forcibly remove them by getting an order from a local court and having the sheriff remove their belongings.
