Legal Question in Real Estate Law in Utah
We are leasing a home with option to buy and we were not able to get qualified to buy in time. We put down $5000 earnest money then an additional $8000 down payment. We also paid $1150 to have a leak in the roof fixed. The sellers are refusing to return any of our money.

You may be able to sue for specific performance, which requires the sellers to close on the contract terms; or to get your money back. If you used the state approved real estate earnest money agreement, you would also be entitled to your attorney fees being paid.
