pay or quit

What can we do to delay a pay or quit. we are 12 days late on our rent for the first time, and just received a pay or quit. What can we do legally to pospone this action. We want to catch up and pay. We just started a business and haven't done well our first month.

Pay your rent. Your lease requires that you pay your rent on time or be liable for eviction. This is the first step in the eviction. You may want to talk to the landlord for an extension, but the only way to legally avoid eviction is to pay as you agreed. (Leases do no provide that the landlord must give you an extension because your new business is not doing well.)
