Legal Question in Real Estate Law in Utah
Payment on Appraisal Fees
We had a client that we used to work with, he owes us more than $3,000 in unpaid appraisal fees. His loan officer license has gone inactive, although his business is still active. Also, his house is up for sale. I recently noticed that an attorney has placed a lien on his property for unpaid legal advice. Do I have the same grounds to do something like that?, or can I file a lien against his company. He will not return any of our phone calls due to this matter. I would just like a little advice as to what recourse I can take.
Thanks

Re: Payment on Appraisal Fees
File suit in small claims court, which has jurisdiction up to $5000. If you get a judgment it becomes a lien against the real property.
