Legal Question in Real Estate Law in Utah

What is my right to my own property

I have owned a piece of land for 6 years. 18 years ago my father let my sister put her trailer house on the land temperarily. She has built other out buildings. My father gave me the land 6 years ago. What are my options to remove her and her livestock from my property. The property is about 6.5 acres. She is still on the property and won't pay rent or anything else. There are no written agreements, other than I am the legal owner.

Re: What is my right to my own property

Adverse possession is a concept at law which allows one to take legal title to property if they have possessed the land in open and notorious use for more than 7 years AND if they have paid the property taxes. If your sister has been paying the taxes, she has acquired title to the property by adverse possession. If she has not then you can have her evicted. You will have to file a lawsuit to get a court order to have her removed.
