Legal Question in Real Estate Law in Utah

I have purchased a home, how do I break the lease?

I have just recently gone through the process of buying a home. I gave over 30 days notice to move out as well. I have signed a lease with the company and need to move out. How can I break the lease legally?

The terms of the written lease explain the reasons for which the lease may be terminated early. The lease is not automatically terminated after 30 days notice. You should contact your landlord and ask what you can do to mitigate any early termination damages, such as YOU obtain someone to take over your lease. You may also ask about a subtenant, where you agree to guarantee the rent and condition of the apartment until the lease term expires.

Leases are binding legal documents and the terms stated in a lease are binding, unless there is some action on part of the landlord which makes the use of the apartment untenable.
