Legal Question in Real Estate Law in Utah
I am purchasing a multiplex in Salt Lake City, UT. During disclosure, I found that the current owner has his son living in one of the units. There exists no lease with the son. My gut tells me I should request a lease be signed and then passed on prior to settlement. What would a legal expert do in this case?

I would ask the son if he wants to continue to lease. If he does, I would require him to commit to a written lease before closing (or before any other contractual deadline might require). He would be a month to month tenant otherwise.
