A quit claim deed is used to transfer whatever interest a person has in a piece of property to another. The grantor does not make any warranties as to title or the nature of the interest, but transfers it to the grantee. Example: I can give you a quit claim deed to my interest in the Golden Gate Bridge. I am not promising that I have an interest in it, but if I do, it is now yours. A quit claim deed is sometimes also called a grant deed. Quit claim deeds are used between people who have some degree of trust or relationship. Example, you purchase land from your cousin. You give him a check for the price and he gives you a quit claim deed.

A warranty deed, on the other hand, comes with guarantees. I warrant that I have a certain interest, that it is valid, that I will defend my interest if need be, and that I have the right to transfer it to you. Warranty deeds are used when strangers exchange an interest in property with mortgage loans, etc.
