Legal Question in Real Estate Law in Utah

RE: REAL ESTATE CONTRACT

We are selling our home. Is it usual and customary for a real estate contract to have a clause in it that says that if the Realtor brings us a qualified and bona-fide offer on our home and even if it is below our set price and we refuse it, we still owe the Realtor his percentage because he has fulfilled his obligation to bring us a qualified buyer?

All their obligation is to bring us a qualified bid?

No. You should not sign an agreement that allows such a procedure.
