IF i sold my contract to another person and he had plans to move in, that makes me off the hook right? the fact that if he decides he no longer wants to move in that is not my fault, my landlord should return my deposit and other promised funds even still and cancel my contract right?

The lease agreement you signed with the landlord governs your right to sell the contract. Generally rental agreements cannot be sold or assigned without the express written consent of the landlord. If this is the case, and your landlord did not accept the sale or assignment of your contract, you are still liable.
