selling tenants property left on premises

I need to know if you have a right to sell off personal belongings that a tenant left, if that tenant owes you rent. How long do you have to wait before you can sell of the belongings?

Re: selling tenants property left on premises

You may sell such property, after giving notice to the former tenant and a chance for the tenant to reclaim the property or appear at the sale. Generally notice is given by publishing your intent to sell in a newspaper of general circulation in the county where the apartment is located. It must be sold in a commercially reasonable manner, meaning by auction or bid, or for a market price if you have had the value of the property established.
