Legal Question in Real Estate Law in Utah

My wife and I live in Utah and own a house that we live in. We let our friends move in downstairs due to financial reasons for them. At first they were paying some rent, now they pay nothing and have not for months. We were only trying to help them temporarily but it has now been almost 2 years. They are showing no desire to move out. Is there a way to make them move out legally?

Serve them a 3 day notice to quit. You can get self help information on utcourts.gov.
