Legal Question in Wills and Trusts in Utah

Hello Law Guru,

My Grandpa passed away over 8 years ago. He was not a weathly man; two years before his death he married "Twila" a woman who was sadly digging for fools gold.

Twila was granted the right to stay in my Grandfathers house until she dies. After she dies, the house will go to my Mom, an only child. It was recently discovered that Twila moved out, perhaps back to the house her first husband left her, and is collecting rent on the property.

My Mom (a bit heartbroken by this woman) would rather not deal with the situation. But I would like advice on her legal rights for the following issues:

1. Is there a way to insure that that my Grandpa's personal items (photos, mostly) are kept safe?

2. Is there a way to insure proper notification of new renters and property maintenance?

3. How do I obtain Immediate notification of her Death

An attorney would have to read the terms of the bequest allowing Twila possession of the house. If she gets possession of the house and all of its contents until she dies, then nothing can be done. However, if Twila only gets possession of the house alone, all of the contents revert to the heirs.

Take the will/trust to an attorney.
